    This is a confined site hence orientation and design become very critical. Just over to the opposite condo and they will tell you.

    2 bedder at $1.2mil ($1300psf) before discount is quite a good buy if Low floor faced away from road and without bay window or large balcony.

    Yup somemore near to MRT and i think compare the price of this is still within the market price in this district and will be a better choice of other 99 years project here like 8RS

    At $1,500++ psf I can tell u what other places you can consider :

    1) East Coast - Amber Road
    2) Balestier area - Confirm can get FH ones
    3) Sky Habi
    4) And many more la ... I not agent not here to sell condos...

    Of course with that price am sure there a lot more projects around in SG can get or even bigger units only advantage of this project is just one footstep from MRT station

    The main selling point is the "one step away" from MRT.

    So the other way to look at it is to check out those condos a step away from MRT and see what kind of premium they can command 5-6 years down the road.

    example

    Kovan Melody vs Kovan Residences vs Kovan Regency.

    1.2mil for 2 bedder at this location is not cheap...

    no mall and near the most traffic congested intersection of PIE and CTE.

    D'leedon has bad finishing. Tuan sing bought the land at $560+ . Pricing at sky hab price is too greedy....when capland bott $890

    It's not about greed. it's market sentiments. Even tanah merah can sell at 1.2k-1.7k psf why not a city fringe project?

    Well i think this project is interesting. Although I agree it does look abit pricey. A good design and feature would hopefully help to convince us to buy

    Now might look a bit pricey but in another few months a year later U will think this will be a good buy but then again miss the boat

    For those who has no $$ to buy... can buy Tuan Sing shares itself. Look at TA Corp and you will know why.

    Will probably still be a sell-out even if prices are higher than this, judging by the current frenzy. Anyone knows how much a 1-Br can rent out in this area?

    Compared to Bedok Residences, is the psf same or higher. That should give us some idea on whether this will be a sell-out .

    Agents will just tell u that the next few plots next to this are bidded for at higher price, definitely will sell more ex and it's not in front of MRT.... That confirm will be the key sales tactic.

    It will be higher ... BR is 1300psf .... Kovan R already doing 1300, so I don't think Sennett will be lower than 1300psf.

    wow bullish sentiment. Is RCR going into 1700psf - 2000psf soon ?

    but with rental on low side such as 4k - 5k...it will hit a yield ceiling
