    Default The Sennett - Next to Potong Pasir MRT, LH 99, Tuan Sing Holdings Limited

    The Sennett site is a 99-year leasehold land with an area of approximately 93,253 sq ft. It is estimated to yield about 350 units of apartments and townhouses. It is located immediately next to the Potong Pasir MRT station of the North-East line and overlooking the landed Sennett estate and well connected to major arterial roads and expressway such as Upper Serangoon Road, Pan Island Expressway (PIE), Central Expressway (CTE) and Kallang–Paya Lebar Expressway (KPE). Schools in the vicinity include the St. Andrew’s schools, Cedar Girls’ Secondary School and Cedar Primary School.

    Pity the landed properties who has to move out to make way for this development given such a short walk to potong pasir mrt stn.

    My guess $psf -> not less than $1400. IN fact more superior to 8 Riversuites with MRT stnjust right at door step (presumably back gate). Lot of eateries on Sennate and on P P side. MM, if any not less than $1500 psf. FH 18Woodsville just across the road is the bench mark. Townhouses will be hot too ! Lot of PRC like P P.

    Two other plots just next to (current shop houseses) it on GLS next 2 months.

    This is slightly better than W28 as you have a choice not to go for units having afternoon sun and traffic noise but face the landed properties and have only morning sun.

    Its an "elongated" rectangular plot. The private houses have just been torn down and flattened. MRT at your doorstep.

    Anyone knows which developer is building this and when is it launching?

    Use Nin Residence as a reference before making a downpayment.

    indicative prices starts from 1.6kpsf. 18woodsville is different, they can hit 1.8kpsf due to FH status and probably just 20meters further to MRT than this?

    Developer is Tuan Sing Holdings. They are mainly developers specialising in residential projects, recently launched the Seletar Park Residence. I duno whether is it going to be provided with full facilities for this plot (parcel A). Heard there is going to be another land sales by URA this month for 4900m2 site area for another condo immediately next to this parcel A. Area is like 1/2 of that parcel A.

    In no time P P will be a hot town..

    For this site area it is big enough for full facilities. There is no more land immediately adjacent to this unless the adjacent old shop houses and another row of terrace houses are taken up.

    Wow, the other terrace houses and the shop houses in the vicinity will also be all gone.

    The 2nd GLS site at the junction of Macpherson road will be exciting, thats where the old jackson food court used to be, may be a mixed development over there.

    Yeah. It is slated as residential but if a mixed development will be even HOTTER given ex-jackson is there. The new MOM service centre is just separated by the PIE flyover. It is a huge MOM service centre and will be a new buzz in later half of 2012. The Woodsville Tunnel n Viaduct projects is completed. The new Geylang Bahru DTL3 MRT stn is just 250m behind this MOM Centre. In fact this whole area is served by the NEL P P stn and new DTL3 Geyalng Bahru stn. Lot of buzz in this area if the P P MRT commercial plot is released for development.

    The whole plot of land just next to P P MRT stn. It is where election rallies for P P SMC are held so many empteen years, Today it is bisected by the famous Potong Pasirian heartland walkway ..Every Potong Pasirian must walk thru this walkway fully funded and built by ex-MP Mr Chiam S T.

    If the indicative start of 1.6kpsf is true, then SH is better buy. Very high floor 3 bedder was at this psf when launched.

    SH 5mins walk to MRT.

    Yes this is true, there'll be a 24 storey high mixed development on the walkway plot! Something like Watertown/Bedok R. where the basement will link with potong pasir MRT. Will be announced before next GE? i think it may hit 1.8-2kpsf!

    Drove past the site, looks like they bought more than the previous terrace houses space? The entire plot where the taxi stand/drop off point seems to be theirs as well? Govt really cash in on this land. Cutting out every possible sqm to sell. The walkway and grass patch area will be reduced just for the current bus stop i think.

    The boardings are almost up. The development is virtually pasted to the mrt, like siamese twin haha...
