    Default 628psf for site at Pheng Geck Avenue

    Pheng Geck Ave site fetches 13 bids, highest at $114.8m

    The residential site at Pheng Geck Avenue fetched the highest bid of $114.8 million when tender closed on Thursday, the Urban Redevelopment Authority said.
    The highest bid, which works out to $6,762.09 per sq m of gross floor area (GFA), was submitted by Santarli Corporation Pte Ltd.
    Thirteen other bids were received for the 4,850.5 sq m site, which has a maximum permissible GFA of 16,977 sq m.
    Vantage Properties Pte Ltd submitted the lowest bid of $92.5 million, or $5,448.55 per sq m per GFA.

    15 bids for this while only pathetic 5 bids on the Farrer Road site. Some more got developer call the Farrer Road area the "backyard" of district 10. looks like nowadays developers are more discerning liao.

    It will be transformed to a busy and happening place when all the three sites are developed.

    It doesn't matter coz farrer price is 1048 psf.... So still quite a big gap between city fringe and D10

    I suppose 2 bedder is around $1200 psf. If it is not as cramped as 8 Riversuites, then it should sell well.

    staying the same is always too risky for the incumbent.
    Always better to ride on higher hopes for refresh developments...

    The 28-year wait is over for residents in
    Potong Pasir.
    Their Member of Parliament, Mr Sitoh Yih
    Pin, said he received approval for
    upgrading from both the Ministry of
    National Development (MND) and Housing
    Board (HDB) “early this week”.
    This makes it the first time the former
    opposition hotbed of Potong Pasir is being
    upgraded -- should 75 per cent of resident
    vote “yes”.
    Two of the five precincts within the
    constituency have been shortlisted for
    improvements. The go-ahead has been
    given to both, with a $5.5 million
    Government funding.
    But residents The New Paper spoke to had
    mixed feelings towards the news. Some
    welcomed the upcoming improvements,
    while another wanted “improvements to the
    basic amenities” to be addressed first.

    This plot is being rounded up with scalffolding ready for the big demolition job liao .. as next door Sennate residence (3 towers 18 storey + 1 5-storey ) is about to launch

    Wow .. can't imagine all those pre-war time shop houses and 2 story terraces with circular stairways being erased from history ..

    P P is never the same again ...

    Same for the generation born during the pre-war era of 1920 and 30s, many would have passed on, memories erased ....

    If they are really that old and unique the buildings should be gazetted for conservation instead of demolishing.
