    reminds me of suites@topaz.. the 2 "bedroom" penthouse is power. one of the so called bedroom is smaller than a bomb shelter. maybe can fit one baby cot nia.

    I think if it was a spiral staircase instead, there could be more space.

    Parc elegance got a few 1 bedroom penthouse around 775sqft only.

    The bathroom door/opening is really too small what a squeeze to split 474 over 2 levels. Single level 474 is acceptable to me though..

    Potentially can extend a loft Platform from the mid-stop of the staircase at the area above the kitchen.

    material constitute GFA.
    b Staircases at intermediate levels have to be
    computed as GFA.
    c Scissor staircases have to be counted twice. ie
    separately.

    Note: The floor plate containing the staircase has to be
    counted once. Staircases collapses upwards has to be
    counted at the upper floor plate. Intermediate staircase
    has to be counted according to the number of
    intermediate levels.

    Wow... never knew that... thanks!

    That means if the staircase is included in the GFA, the effective/usable GFA is much less than advertised.

    ai yah, developer next time should provide option to subsitute the staircase with a ladder, can save much space and cost

    i think not possible la, cos developer got to submit and confirm plans. some more got to use up the gfa to maximise profits. ladder to access loft will surely receive have no/low interest, esp when condo is already so expensive.

    bro Lifeline, do you know if those VOID areas are counted in the floor area? Like those in Penthouses behind the spring line for eg...

    line to the ridge is > 1.5m, the load bearing floor under
    the roof, regardless of accessibility or use (except for
    M&E use) is computed as GFA.



    M & E floors
    M&E floors with headroom > 1.5 m constitute GFA.
    The height is measured from the floor to the underside
    of the upper floor.


    i think VOID not counted to gfa, unless part of high the above?
