I thought the 1 bedder "transformer" is interesting though haa haa...
But no buy for me, was expecting it to be 4xxk.
Based on what you have, prices have gone down by 5% since last weekend preview. The 4 bedders were all priced on average 840psf to 850psf. Left only a few units for one stack. The premium 4 bedder stack if launched cannot be less than 790psf.Originally Posted by Desperado1967

In a nutshell:
- Loan tenure max is 35 years
- If take up loan tenure > 30 years or beyond the retirement age of 65 years old, the 1st property loan is cap at 60% and 40% for those with existing mortgage loan.
- If loan tenure selected is 30 years or less, existing regulations apply (i.e. loan up to 80% <no outstanding mortgage loan> and 60% <existing mortgage loan>
- If father and son joint-purchase, banks will take the older age as guide. NO more average age will be used.
- Applicable to Residential only (apply to both private properties and HDB flats)
- For non-indivdual borrowers, loan will be reduce from existing 50% to 40%

I think there are more new stacks released. I was there during preview and wanted a high floor 1-bedder pool view at a stack not yet release. I was told it may be released today so my agent helped me to visit the show flat this morning and booked my preferred unit.Originally Posted by cactus

Was there at 6. Carpark still full, although I suspect many are agent cars. Allgreen really fierce, mobilized three real estate marketing firms to handle the crowd. Easily 50 agents walking around the huge showflat.
Saw many potential buyers punching calculators with their agents, and based on what I saw on the units available/taken board, I think this project is doing very well.
Actually if one's loan tenure doesn't stretch past 65, still can borrow 60% LTV if have existing mortgage. I dun think it will impact mass market projects like Riversails much.
Dun buy regret ah!

SITREP on Riversails...
Carpark 90-95% full this afternoon. Each showflat unit model roughly have 2-3 families viewing. Not crowded at all.
- Site wise looks crowded, there is a flying fox and a pool for boating. One of the block (NE corner) has a sky lounge at its top.. expect that block to be noisy.
- Unit wise, floor tiles design stayed away from the conventional square tiles and went for the 1:2 or 1:4 rectangular tiles. Marble flooring looks nice, but the grout used is a bit too wide for marble tiling. I was expecting the grout to be more seamless. Balcony, kitchen and 2nd bathroom uses the 300x600 homogeneous tiles.
- Ceiling height only 2.75m, lower than typical 2.85-2.9m.
- Balcony size 8sqm (2.1m L x 1.9m D)
- Refrigerator is the Electrolux 535mm... the 3-bedder unit has 2 of those fridges side by side.
- Some 3 bedders have a 1.5m x 1.5m see-thru glass between the MBR and its bathroom. (May appeal to some people...)
Finally, when leaving, I drove pass the big longkang - the so-called river...doesn't look appealing at all.
Don't like the small longish marble tiles... Marble tiles imo shld look good only when it's in one big piece.. Overheard an agent telling another family that big marble pieces much more exOriginally Posted by Kanarazu
