The new Tampines Ave 10 site will be selling for above $1100psf, this the tembusu should be at $1400psf to $1500psf. Next year will be Yi Mei garden site, this Yi Mei garden site will be selling about $1600psf. Just look at Yi Mei garden enbloc price. All condo around the area price up.

The common rooms seem small and can only fit a single bed.

If you fit in a queen size bed it can barely be done but the walk way between the wardrobe and bed will be very narrow at most 40cm wide and I hope the wardrobe is not using hinged door else cannot open fully.
