    Got be careful as layout is not drawn to scale. Better look at the scale layout.

    Can also always do partitioning. The dual key can convert living to 4th bed rm. Dinning to living area and the center hallway as dinning area

    Look around. From T.Merah, Paya lebar, Thomson, Queenstown HDB, latest ECs etc etc, be it gls or unit sales, the trend is heading north.

    The hype of new mrt lines, shopping malls, business hubs etc and FT policy. what do you expect?

    Benchmark will also be set in these 2 areas - Bukit Panjang (Sim Lian mix project) as well as Yishun hub, Fernvale area, T.Merah, Jurong.......

    yesterday i walked around estuary - was in the vicinity - looks nice.

    then drove down to skies miltonia n miltonia residences - admired the surroundings. there are plenty of construction around there - vista spring and orchid spring - and still more land are being cleared all over - more bto coming on the same side of the road.

    then drove across the link over the lower seletar reservoir - took couple of photos - to seletar aerospace, through the country club, jalan kayu, and then to greenwich.

    depends on whether you are a bull or not, more btos coming up means more crowded developments in that area along with more inconvenience during that construction phase. yet, on the other hand, more GLS next to skies miltonia and miltonia residences mean that launch prices should be higher and higher.


    whether it is for investment here or in the rest of Singapore, must remember to invest and leverage only up to your own defined safe limit.

    good point is everything hinging on the success of sap? what if it failed or downsized? budget terminal had failed right?

    That is correct. Skies Miltonia will preview on the 23th Sept.

    Probably due to the Riversails and Kovan Regency both previewing on the last week of Sept thats why brought forward

    SAP is a niche market compared to other business parks (IBP, CBP, Paya Lebar, JLD, Tampines Reg. Ctr,MBFC etc) 'fighting' within the same industries. Govt is pumping millions $$$ in infrastructure with relevant authority aggressive overseas promotion. This is new avenue of growth after the gaming industry. Some of the major players are already in. Business partners & Aero related companies will slowly & surely follow suit.

    Inconveniences will be limited as construction will be concurrent and also within the land itself rather than tunneling works along the road.

    Construction at N4 will be finished by then whereas N5 (can be broken down to 3 sectors along ave 1 of each consisting of 6-10 blocks depending on design layout) will be concurrent as mentioned earlier.

    In order for further price appreciation, ppl have to come in (in this area of consideration)

    But most importantly, can share what you have taken?
