    Looks like everyday got something pointing towards higher property prices in singapore...

    announcement of TSL...enbloc of thomson view...pay rise for teachers...euro bond buying...QE3 coming.......up up up


    so UNLESS big brother does something drastic BE prepared for HDB 3rm resale...$350K above...4rm...$450k above....5rm...$550k above...EM/EX...$700k above.....

    For private...MM....$500k above....2 bedder pc....$600k above...3 bedder(990sqft)...$800k above....Landed(FH)...land area $1600sq ft...2Mil above....

    So ladies/gentleman...bros/sis...enjoy the ride...make $$$hay while the sunshine.....

    HONESTLY THE WAY MARKET IS MOVING UP THE ONLY CM THAT WILL WORK IS THIS....

    Did you see the sold out of international units at the 55 storeys Setia88 in JB within 5 days? It is scary.

    yup something about foreiner cannot buy some private launch and local can only sell to foreigner after 30 years....so how...poor local will buy cheap...then local will rent to foreigner for 30 years...then after 30 years local will ask foreigner u want to buy i sell u...chip chip...

    Latest update from YOUNG KOK cum INEXPERIENCE MR SMARIAN is that.. lots of Mainland buyers will be diverting to S'pore property market soon!!

    But the news seems to say it's only for a few thousands units to be built at the old airport area, not applicable to all units.

    So it's more like a political move to make news only.

    Bishan flat smashes record with $980,000 sale

    This year alone, five HDB flats were sold for $900,000. There have been a total of seven such sales overall.

    An executive maisonette has been sold for a record $980,000 on the first day of its open house.

    Bishan flat smashes record with $980,000 sale


    The sale smashed a previous record of $910,000 for the most expensive HDB flat sold in Singapore set by the sale of an executive flat in Toa Payoh in May.

    The Bishan flat's new owners paid a $200,000 cash over valuation (COV), which is believed to be the highest COV ever paid for a flat.
    The 1,800 sq ft flat is located on the 19th floor in Bishan Street 13 and is 25 years old. It also comes with a 150 sq ft roof terrace.
    Schools, amenities, Bishan MRT station and the bus interchange are located nearby.

    Dennis Wee Group property agent Thomas Hee told The Straits Times that there are only 48 maisonette units with open terrace roofs in Singapore.

    The sale is undergoing processing and will be finalised in two months.
    At about $550 per sq ft, the flat is about half the price of a similar condominium unit in the area.

    According to ST, a condominium unit of the same size in Bishan would fetch $1,300 psf.

    Analysts the paper spoke to also indicated that the rare sale was unlikely to affect resale flat prices or COV rates.
    This year alone, five HDB flats were sold for $900,000. There have been a total of seven such sales overall.

    ST also reported that an executive maisonette in Queenstown might soon be sold for $1 million.

    Flats which have sold for $900,000 or more were from Bishan, Queenstown, Kallang and Toa Payoh. These are all mature estates with good access to infrastructure and amenities.The units are between 1,180 sq ft to 1,850 sq ft in size.

    Analysts say that homeowners who choose to pay top prices for premium flats tend to be downgrading from private-property and can afford to pay high COV rates.

    An executive maisonette owner recently told The New Paper that he paid $168,000 in COV for his Tampines flat, and it was worth every cent.

    MM @ $500k and 2 bedders @ $600k is already everywhere except the outskirts of the island... well, prices are indeed climbing fast and furious! Last year maybe faster a bit!!! 2013, we'll have mainland Chinese coming in with cash to buy up remaining unsold private properties and then next CM will emerge!!! Just need 0.001% of Chinese coming in at about 15 000 of them, our market will be saturated and that is still not mentioning about other countries! Hold on tight!

    SINGAPORE: A freehold residential development, Chateau Eliza, at Mount Elizabeth has been sold en bloc for S$92.2 million.

    It was sold to a consortium of private investors, Newfort Realty, and was the development's third tender attempt.

    This is also the 20th successful collective sale deal concluded in Singapore this year.

    With the sale, each apartment owner stands to receive gross sales proceeds of between S$2.08 million and $6.26 million.

    The collective sale owners were represented by marketing agent Knight Frank, with the buyers introduced by Jones Lang LaSalle, Singapore.

    According to Knight Frank, the 37-unit development has a land area of some 17,997 square feet (sq ft) and an existing Gross Floor Area (GFA) of 52,887 sq ft.

    Ms Yong Choon Fah, National Director of Investments, Jones Lang La Salle said: "The sale price of $92.2 million hence reflects a land rate of $1,743 psf per plot ratio (psfppr) based on its existing Gross Plot Ratio of 2.939."

    She adds that if the developer were to build an additional 10% GFA for balconies, "the sale price would hence translate to a land rate of $1,654 psfppr."

    its all got to do with SENTIMENT........looking back a year ago people said its the end of the world europe/us going to crash BIG time....spore prop mkt is finished too much too many properties.....BUT then look at it NOW...people dont care...U BUILD it WE BUY IT.......so its a chain reaction...developers are bullish...owners are receptive to enbloc...buyers got confidence in mkt...thats why i say Up and Up and Up...
