    Default Thinking need to be change.

    Last time alot of people said

    Punggol no good, too far, price never go up.
    Pasir Ris no good too far from city.
    Woodlands no good, not convenient and alot of bangala.
    Bishan no good, cementry area.
    Bedok no good too far.
    Jurong no good, alot of bangala, poor air quality.

    In the end you know what happen lah. :P

    Real test when there is recession coupled with oversupply of units in these areas, in particular the MM ones.

    Huh? When recession , all property prices will fall, isn't it?
    CCR will fall the most followed by RCR then OCR.
    Like that also call real test?
    If this is a test, then the conclusion will mean all fail with CCR fail the most and OCR fail the least?

    Yes CCR will always take the first hit. District 9 is like the heart of property, in good times it has the highest potential but in bad times people cannot afford to pay such high rent.

    Actually it all boils down to location. Punggol is going through a transition/ being reformed.

    Pasir ris has its good points as well as its near the airport. Woodlands near JB. Bedok no good but it's near district 15 and prices so high already. Jurong now is like a city of its own with the shopping malls.

    Properties opposite MRT command a high premium.like kovan regency etc
