    Discount is plain useless figure.

    There is a good chance developer may price it below 1k psf on average.

    The trio unit worth considering if priced at 900-950psf. The layout is pretty good.

    True. Disc has no meaning if start at 1kpsf. Frm agents updates it seems tats the way. Markup n giv disc - oldest trick in e marketing book

    For the 7% absd, buyer will most likely have to cough that out first and wait for 'rebate' from developer after signing S&P?

    F & N has announced the avg selling price will be 985psf

    Taken from F&N's announcement
    "The development will be launched at an average selling price of S$985 per sq ft. Prices range from S$525,000 for a one-bedroom unit to S$1.7 million for a five-bedroom unit net of all discounts. The public can visit the show flat at the junction of Tampines Avenue 1 and Tampines Avenue 10 from this Saturday onwards, from 10:00 am to 6:00 pm daily. "

    think it might be slightly than some has expected

    sporeans are a crazy bunch as long as the plan is there to build mrt..property will go up developer will advertise as along future line more problem more headache more cm...

    avg 985 is after the 7% stamp duty reimbursement for 2nd timer.
    So it's about avg 1060 before the stamp duty 7% discount.

    It's still overpriced for a location that is 1.2km away from future Tampines West MRT.

    I tell you why people will still buy this.
    Potential rental opp.
    Foreign students studying at TP and UWC.
    Families with extra cash in Tampines.
    Foreign workers working opp the industrial plot.
    Facing a quarry that has clear water. I used to call it the blue lagoon.
    Despite sightings, bedok reservoir is still an attractive man made reservoir.
    Downtown line not too far away but you still need to walk.
    The roads along this plot however will continue to be heavily utilised. No doubts about it.
    Yee ha! Did I tickle your funny bone?
