    Any buyer will know it is a 1+study and not a 2bdr.

    I prefer rv edge layout but it is still too small. Another 100sqft added to the living and dining area and another 50sqft to the bedroom will be better.

    Adding the extra space will defeat the objective of making it below $1mil though..

    That unit is on 2nd floor, just above the carpark entry area (i guess will be noisy and very bad fengshui).

    still, this project is priced below what i would expect...there is even a 441sqft being sold below $1900 psf...really a good price i will say...

    perhaps residential commercial mix play a factor too...or developer less greedy
