    Would you?

Even tho the house is cheaper?

Spalling in all toilets, balcony, kitchen, dinning, living....whole house!

Its small patches here n there.

Cost alot to repair? Since almost 40 yr house this problems will be recurring?

    house or condo.

House, you're buying the land if its 40 year old.... tear down and rebuild if it's cheap enough...

Condo, if freehold, wait for enbloc if it's cheap enough.... if its spalling in that unit, its spalling everywhere else.... more push factors for other owners to go enbloc....
