    FG Land is like no frills brand ... even the advertisement also 'no frills' compared to D'Nest and Eco

    Let's assume 3k rental and a realistic 650k price. No point getting the cheapest unit which will not be available to public.

    That works out to 5.5% yield. Not so bad. Can buy. The downside is you have to wait 3-4 years for that 5.5%.

    I agree with you. I will probably use 3k rental and 650k purchase price.

    Fragrance is famous of building fast, I am not surprised if they complete this project within 24 months. I am sure buyers are aware of this.

    my sharing on this project.

    horrid finishing. even with wcl involved made absolutely no diff.

    ac ledge really huge for some layouts.

    bathroom now marble tiles. improvement.

    window frames now black instead of their usual white. easier to maintain.

    loft surface laminates very fragile. beware.

    avg 1400psf for 2bed. close to 1500 for 1bed.

    for yield n cap gain potential - yes.
    for own stay - no.

    ECO already $1,750 psf. Nowadays, people look at quantum. We are seeing psf closer to 2k but quantum is < 1M so to some people, still cheap.

    Studio is 431 sqft, x 1,850 = 797k.

    In 2-3 years time, 800k studio is possible right? Optima also sold that price now...

    Any upside may be eroded by 10+3% stamp duties and 1-2% agent fees.

    u can only sell after 4years to avoid SSD. FD 1% per annum. U must be able to sell 18-19% higher 4years later inorder to breakeven ignoring rental yield and interest rate movement.

    It benefits the first time buyers. Just need 8% to breakeven.

    A new kinda buying trend is slowly forming.
    I hesitate to post here because I suspect ST people have been digging info out of our FOC and social discussions.

    Today visited this project and saw quite a big crowd.

    Agent told me launch was on friday and have sold around 200+ units, price range 1300-1600 psf.

    1/2/3 bedder show flats for viewing, layout not very nice and interior furnishings so so.

    Location is great, Mrt beside with future shopping center. One stop to either Bedok center or Expo and few more to airport.

    optima and casa merah owners must be happy like bird. 1300psf-1400psf for suburbia seems to be gaining some acceptance.
