    I went to a showroom at other part of sengkang recently, fridge, oven provided, marble flooring and timber, durvit and bosch. Only 850psf avg hahaha.
    But not near mrt lah. 15mins walks.

    EL is not stupid. But so cramped.. Only good thing is next to mrt with shelter

    Finishing is bare minimum imho, like dbss trivelis pic below. Room flooring & carpentry is bit disappointing. Use of space is efficient except the AC ledge.

    nope, understand it was the opening and preview of the showflat. so crowded it was claustrophobic.

    3 bedder compact very well designed indeed...efficient use of space. Not as bad as I originally thought. Better than Luxurie. Also Master bathroom marble finishing w Mosaic tiles wall in shower.

    The developer should remove the balcony and replace with a proper service yard.

    Heard that the other 2 open space plots next to La Fiesta are reserved for BTO. Any way to verify this? And if really so, is it a plus point - No more PC that near to SK mrt any more so this will be like limited edition. Or it will be a minus point - another HDB project neighbor?

    I didn't hear about the stamp duty rebate thingy.
    Is it act as an overall discount or stamp duty reinbursement?
    It makes a difference on the overall cash outlay.

    Speaking about cramp-ness based on ppl who have viewed the sf so far, how does it compare e Luxurie nx door? I rem it is only 969sf and common bedrms can only have a single bed, is it even more cramp?

    Anyone that seen both can make some comparisons?

    Surprisingly, the bedrooms of 893sqft compact 3 bedder of La Fiesta more spacious than Luxurie 3 bedder. No utility room, no yard and no WC. Masterbedroom and 1 common room can fit King size and queen size. Only 1 room same as Luxurie fitting only 1 single bed. Kitchen of La Fiesta also spacious in comparison. Very efficient plans by EL and their architects.

    if that's the kind of finishing, probably better off getting luxurie. i remember when they first launched it for over 1k psf, people thought they were mad.

    Despite the not so good furnishings and appliances with no refrigerator.

    The Heavy crowd at show flat, most probably project will sell due to location.
    3 bedder compact now at 800+ sqft, smallest at 829 sqft.
    In the future 3 bedder compact may be at 700+ only.
