    QBay agent juz confirmed with me in person Fiesta over 400 sold last nite.

    I was there this morning only with chiaberry.. confirmed maybe only around 50%+ sold

    My friend was there in the Q last night, but the 1 bedder was sold out before his turn.

    Consider it's proximity to the MRT, $1100-1200 considered cheap?

    I am marvel by the psf given the location. However, it is indeed good to have the CM to reset everything.

    I notice every month the interest rate is creeping up a bit at a time. With the CMs, many units TOP soon with competition for tenants and rising installment payments, some owners may not be able to hold. Prices could have a chance to trend downwards. But we shall see which developers budge first to drop price/give discounts.

    Yeah, Sengkang is very far north east. But as I mentioned, things are moving fast there. A lot of construction, and even infrastructure works (road widening of TPE, etc). Govt is pushing Punggol as a place to live and work. This place might have potential in spite of its location. But buyers have to be realistic in their expectations. They may not be able to see a good return on investment for some time. So they need to have the holding power. For own stay, if your work place is not too far away, this location is convenient (to transport and amenities) compared to the rest of Sengkang.

    Concrete jungle can never be comparable to nature places like Mt Sinai, Bukit Timah, Hillview and Chestnut drive etc.

    Went there this afternoon. One agent told me that they sold around 10 units this morning, mostly 1st time buyer.

    Wait till they come up with another cm: increase property tax to 50% on their 2nd property. They may discourage rental mindset and ask people to work hard.

    2nd or 3rd property owners will need to reconsider their position given the new rules. but 10 in one morning to first time buyers seems like a healthy level of demand.

    Price for this is a bit high lah, further more the unit is so small
