With the CMs, many units TOP soon with competition for tenants and rising installment payments, some owners may not be able to hold. Prices could have a chance to trend downwards. But we shall see which developers budge first to drop price/give discounts.

Yeah, Sengkang is very far north east. But as I mentioned, things are moving fast there. A lot of construction, and even infrastructure works (road widening of TPE, etc). Govt is pushing Punggol as a place to live and work. This place might have potential in spite of its location. But buyers have to be realistic in their expectations. They may not be able to see a good return on investment for some time. So they need to have the holding power. For own stay, if your work place is not too far away, this location is convenient (to transport and amenities) compared to the rest of Sengkang.

Wait till they come up with another cm: increase property tax to 50% on their 2nd property. They may discourage rental mindset and ask people to work hard.

2nd or 3rd property owners will need to reconsider their position given the new rules. but 10 in one morning to first time buyers seems like a healthy level of demand.
