    I can understand the big land area part but how you definite 'better'?

    It seems like MCL will be shifting their construction convoy over once they done with Ripple Bay.

    Hao Yuan tops Pasir Ris EC tender with S$207m bid

    SINGAPORE - A hotly contested tender for an Executive Condominium site in Pasir Ris attracted 10 bids by the close on Thursday, with the highest one coming from Hao Yuan Investment, which quoted S$207 million, Housing and Development Board data showed.

    The 297,729 square feet site in Pasir Ris Drive 3 / Pasir Ris Rise has a plot ratio of 2.1, giving it a maximum allowable gross floor area of 625,232 sq ft.

    The bid by Hao Yuan, an experienced developer of ECs, translates to S$331 per sq ft per plot ratio and beat the second-best bid from World Class Investments by a mere 0.15 per cent, said Mr Eugene Lim, Key Executive Officer at ERA Realty Network.

    He estimated the breakeven at S$600 to S$650 psf.

    "This is an excellent site, with a variety of shopping, dining and recreational activities nearby. This includes Downtown East, Pasir Ris Park and White Sands," he said.

    "Nearby, Watercolours as of end-October sold 270 of its 416 units and has a median price of $719 psf," he added.

    He said that upgraders chasing a condominium lifestyle at more affordable prices would continue to be enticed by ECs.

    Better in the sense that at least the ones nearer the sea will hv seaview? As compared to the other 2 wch hv blockage by seaesta n rb..

    Good point ... Missed that out ... Got seaview frontage! It should be key selling point and they paid a reasonable price for the land.

    i believe watercolours not selling well cos of this one...got a felling will be another heron bay...
