    for new development up to the managing committee? Btw, the mthly maint fee also include sinking fund?

    How to enforce? By not allowing that particular unit to have the car label?

    Some management allow you to sell to those 2nd car owner.. !

    Typically no lah. But allowing you to sell your entitlement to other owner is probably the best an MC can do.

    If not, people may start to ask can opt out gym, swimming pool, tennis court

    Typically no but heard from my friend who stay at THE CENTRIS @ Jurong point 2. said he sold it to the Shop owner there because he don't have any car....

    I guess the underlying intention for TS is to lower his monthly liabilities if he is investing into a MM unit. For investment grade, it is always better to optout carpark so you pay lesser fees. I do know several developments which can opt out like Alexis, Sail, Icon. For MM, I dont think can even sell to owners with 2nd car since MM tenants mostly dun drive. To sell to 3rd party your slot, I guess only CBD or places with season parking crunch has higher chance since there is a high demand for season parking [non-hourly rates] and if you offer a competitive price below market price

    It's not exactly opt out right? It's more paying for parking is optional coz parking is open to public thus funded. Every mth still have to pay 300-400 for standard maintance. So no diff.

    I wonder why would MC wants to collect less maintenance fee for the estate? Are those developing having less carpark lots than the number of units?
