Geylang still have a few just below $600k but should be the low floor/lousy facing ones. This one about 700m walk to MRT should be close to $1600 psf for 1 bedder. http://www.propertyguru.com.sg/proje...ny-lodge-21433

Even 1 bedder 99LH MM at poorer locations are going for $12xx psf nowadays. The starting price for new PC seems to be $600k upwards next year. So an investor must have at least $140k cash/CPF upfront and there are limited 1 bedder units.
