    E and R Masion, referring to the same condo or joint condos with different addresses? shared facilities.

    Looks like the developers have en bloc quite a few old condos to secure this site. Probbaly about 400m from Nex

    When launching? indicative pricing?

    R & E Maisons are two different development under one developer. Both have their own facilities hence they dont share facilities.

    PSF indicative range from 1500-1600

    I drive pass this place everyday. It could be 400m from woodleigh mrt, but Nex is further say 700-800m.

    evening peak hour drive through along lornie road is a killer..

    Normal travelling time by car 5-10 mins.. peak hour traffic for same distance could be 30-45mins..

    Is it really 400m from woodleigh? Need to cross a busy intersection (Bartley-Bradell and Upp Serangoon).

    they didnt manage to get the land in between after a long time. hence 2 different projects

    Went down to take a look.
    Actually not so bad bec looks like the condo has an exit near or at Sommerville walk road, so from there a walk of 400-500m to the side entrance of NEX is about right.

    The other way to Woodleigh MRT is also about 400m, the main trouble is crossing the braddell junction, other than that walk is OK.

    Its FH, so if pricing the same as all the new LH condos at Potong Pasir, and launched around the same time, that would be interesting to watch

    There is a possibility it might b partially blocked. Cant help as Singapore is getting more congested.

    Juz checked e indicative price of Maisons: about $1600 psf, which is starting from $900 k for smallest unit. It will lift e price of surrounding properties. I'm quite satisfied w my unit so far

    yes both 妈松 indeed very expensive. the area still quite private feel which is like a hidden sanctuary. visited a friend who stays at Acacias and indeed very quiet.

    but I think its up slope walking out from the area to main road towards mrt? or the other way round

    I actually also stayed around the vicinity at Woodleigh Pk super old walk up before....

    Diagonally across is a bird sanctuary. Here's the news article and link to some bird pictures http://www.facebook.com/groups/savingbidadari/
    But many Singaporeans think birds are "noisy". They'd rather have the place cleared to build HDB flats and accept the noise from weddings and funerals at the void deck.

    yes, psf is not that much higher than the bartley mrt area. now they can sell say selling FH at 99 year leasehold prices. they can even boast that this is at nex mall interchange instead of just bartley.

    but as u said, quantum will be huge. also, i consider these as boutique projects with not much land footprint vs the 2 bartley ones by CDL. but others may prefer exclusivity of these smaller projects.

    $1350-1450 is like $1450-1550 after loading with ABSD. It's about 500m walk to Woodleigh and 850-1000m walk to NEX. Overpriced I would say.

    It's about 500m or more to Woodleigh MRT and more than 800m to Serangoon MRT.
