    No reason not to be fully sold out. 6xxk vs 9xxk when compare with Livia. For close to 250k cheaper can hoot a brand new one nearer mrt [though less desirable facing] for 10+ sqm smaller

    Agreed totally and also with henryhk.

    To ascertain whether the 7th round of CM is effective or not and whether Sporeans are badly affected by this and shunning the property market, is there anyone who are able to provide the stats/figures for the following:

    1) Nos of total nos sold as of todate ?

    2) Of the nos sold as of todate;
    a) How many units are purchased by Foreigners (FR) ?
    b) How many units are purchased by Permanent Residents (PR) ?
    c) How many units are purchased by Singaporeans Citizens (SC) ?

    3) We are more interested in our own SC. How many of them are affected
    and are required to pay for the 7% ABSD (ie 2nd property) and 10%
    ABSD (ie 3rd property)

    My Thoughts
    --------------
    The cruz of the matter is that we, Singaporeans at the spur of the moment will complain and curse and swear for the tough measures implemented and the next minute will forget about the 'painful pill' they have to swallow and obey faithfully. And it is no wonder we are exploited by such vulnerability that people are coming up with tougher and tougher measures one round after another knowing very well our instints that we will 'faithfully' obey at the end of the day.

    The buying pattern as demonstrated by the buyers of D'nest attested to this probably due to the 'kia-su' syndrome of SC when come to buying properties or that snob appeal that die-die one must live in a condo. If we will to shun away from the property market in view of the hefty ABSD one need to pay , I bet you property developer will be on their knees and clamouring the Govt for help as their business are now badly affected by such measures. However, the reverse is true. Due to our so called greedy and kia-su nature, we are now encouraging stringent measures that ultimately at the end of the day you and me suffer !

    Sadly also, many measures and controls have been in place to curb soaring property prices but yet no one has questioned the root cause of this - high tender price at GLS programme. 99-yrs leasehold land are all owned by ths State. If you sell high, we buyers ultimately bear the brute of it as the costs will be passed by the developer to the buyer. Has this been challenged and checked ?

    To me, seriously, I liked this development very much. But after factoring in all the SD and ABSD, I have decided to give this a miss. Rather than thrown in the free money to him, I would be better off to spent S$100K on my 14-yrs 1400 sf ft Executive Apartment a major overhaul to look like a palace than in debt for the next 10 yrs.

    And who knows what the economy be in next 5 yrs ! Sadly to say, in times to come, we all will be assets rich but no cash !
