    Visited showflat over the weekend. Crowd is quite large but it's still pre-launch and indicative psf is 13xx..

    Noticed that the stacks are spread over 3 rows with the smallest units facing the main road (Bartley Rd). The plot is really triangle shaped and the center row being blocked by the 1st and last row.

    The back is facing Gurkha camp and the side facing bartley secondary school.

    This odd orientation is balanced by good layouts for individual units. Indeed the common rooms could house queen sized bed.

    Overall feels good about this project although I still prefer Bartley Residences.

    I am vested there ..

    To add-on, developer is giving marble flooring and quality branded sanitary fittings. Common bathroom in each layout comes with dual entry (Ensuite concept). 4 Bedroom layout comes with 3 bathrooms; 1 Master, 1 common bath with dual entry, 1 shared between 2 bedrooms.

    Almost 100% with North-South orientation (1 or 2 stacks of 1BR & 2+S with unblocked east facing view over Bartley Sec). No direct west sun.

    Bartley Ridge is of "Condominium" status.

    Due to overwhelming response over the last weekend, the showflat will be opened on 16 (Sat) & 17 (Sun) March for Clients to submit their Expression of Interests. Any folks interested can call me. Hehe.

    I find that 3 bedder master bed and kitchen very small. That is how they squeeze out more room for other bedrooms. The yard is exposed to rain. You need to walk to the yard to go to common bathroom and utility room.

    I like the glossy marble floor and the slightly spacious bedroom #2 and #3. But other than that, IMO Bartley Residences layout is still better.

    Is there anyway to cover the yard to prevent reduce exposure to rain?
    Know someone looking to get 3 bedder w yard at Bartley Ridge. Wonder which stacks are better...

    The enclosed kitchen of the 2 bedders has no windows... so the stove will only be electric induction? No gas?

    Install rain blind.

    For 3 bedder with yard, Direct Full Pool View Stacks: 16 & 32.
    For better 3BR w yard layout: type 3y(b) will have a better layout with 2 of the bedrooms with "Ensuites" concept.

    For 2-bedder with enclosed kitchen that comes with Induction Hob, unit type (2)b, (2)b1, (2)b2, (2)c, (2)c1, (2)c2.

    Bartley Ridge has 868 units on 224,008sqft site area vs Waterfront Isle 561 units on 223,892 sqft

    last time I thought ATT by Sim Lian 882 units 296,298sqft site area is the ULTIMATE, looks like now there is a new WINNER ...

    interestingly, one property agent marketing this project use the word ASTOUNDING:

    The big plus of this vs bartley residences is the common rooms can fit a queen bed.

    I believe this one is classified under RCR also.

    It is RCR.

    The common rooms can fit queen size bed. But have to compromise other parts of the house such as masterbed room and kitchen, among others.

    Site coverage below 40%. As such, more space is dedicated to communal facilities.
