Visited showflat over the weekend. Crowd is quite large but it's still pre-launch and indicative psf is 13xx..
Noticed that the stacks are spread over 3 rows with the smallest units facing the main road (Bartley Rd). The plot is really triangle shaped and the center row being blocked by the 1st and last row.
The back is facing Gurkha camp and the side facing bartley secondary school.
This odd orientation is balanced by good layouts for individual units. Indeed the common rooms could house queen sized bed.
Overall feels good about this project although I still prefer Bartley Residences.

I find that 3 bedder master bed and kitchen very small. That is how they squeeze out more room for other bedrooms. The yard is exposed to rain. You need to walk to the yard to go to common bathroom and utility room.
I like the glossy marble floor and the slightly spacious bedroom #2 and #3. But other than that, IMO Bartley Residences layout is still better.
