I will prefer to move down to Hougang than to stay at Buangkok or up to Sengkang. No disrespect to Sengkang which have a shopping mall and other good facilities but so what? Every other mall offer almost the same thing. The main thing will always be the price and if based on what you said in price is the same, of course we will choose Hougang.

If the development is close enough to the MRT, don't think it matters much to the pricing even if that development is in a non-PAP ward.

With the Masterplan 2014 announced, it doesn't look to me that there is any future bus interchange/integrated development. Not too sure if the previous information is correct!

Then you have not been paying attention...even sleepy Yishun will have an integrated bus interchange...you think Buangkok mrt wont have ? That empty field leave to casual footballers ? You must be joking

No mention of retail at Buangkok, only can find this in 2014 master plan:

I don't think it will be like compass point. More like integration of bus interchange, community centre and services, some shops and hawker centre.

I remembered it was mentioned in 2011 that the new mega mall cum residential development with integration with hougang MRT and bus interchange will happen in the next 3 years and now is 2014 and still no sound no picture.

This is what I understand from the master plan 2014. There is not integrated bus terminal. It is residential only.
