If the development is close enough to the MRT, don't think it matters much to the pricing even if that development is in a non-PAP ward.

Probably need to widen the road when that happens, because at present sengkang central (along which Buangkok Mrt is at) is only 2 lanes on both sides.
No mention of retail at Buangkok, only can find this in 2014 master plan:

Looks like the land size had increased, going to be a mega mall there too.
There are so many malls along NE line, station after station...from Waterway pt to Vivo city.
This is what I understand from the master plan 2014. There is not integrated bus terminal. It is residential only base on the plan.
