    If the development is close enough to the MRT, don't think it matters much to the pricing even if that development is in a non-PAP ward.

    With the Masterplan 2014 announced, it doesn't look to me that there is any future bus interchange/integrated development. Not too sure if the previous information is correct!

    Then you have not been paying attention...even sleepy Yishun will have an integrated bus interchange...you think Buangkok mrt wont have ? That empty field leave to casual footballers ? You must be joking

    Probably need to widen the road when that happens, because at present sengkang central (along which Buangkok Mrt is at) is only 2 lanes on both sides.

    No mention of retail at Buangkok, only can find this in 2014 master plan:
    Better Interchanges and Bus Services
    Besides the enhanced rail network, residents in the region will benefit from increased bus capacity under the Bus Service Enhancement Programme, as well as the completion of a new integrated transport hub (ITH) in Hougang and a new bus interchange at Buangkok that will provide seamless movement between the buses, trains and the adjoining commercial developments. The Hougang ITH will include a bus interchange, retail space and residences

    At this point...can only speculate....anyway the Kopitiam food court and NTUC supermart not indicated too on the master plan 2014

    No way to prove who is right or wrong

    But how come so many bus interchange? 1 in Punggol, 1 in Hougang and now they wanna add one more in between?

    When will Hougang central mix-dev plot gonna to sell?
    Looks like the land size had increased, going to be a mega mall there too.

    There are so many malls along NE line, station after station...from Waterway pt to Vivo city.

    sengkang also have a bus interchange
    so 4 mrt stations from hougang, buangkok, sengkang, punggol come with 4 bus interchanges

    Should build more hawker centers then building Bus interchange.

    I don't think it will be like compass point. More like integration of bus interchange, community centre and services, some shops and hawker centre.

    The widening of road will most likely be compassvale bow than Sengkang central.

    I remembered it was mentioned in 2011 that the new mega mall cum residential development with integration with hougang MRT and bus interchange will happen in the next 3 years and now is 2014 and still no sound no picture.

    This is what I understand from the master plan 2014. There is not integrated bus terminal. It is residential only.
