SPH layout is superb. All bedrooms are en-suite.

I find it too near to the expressway. I rather go for reflection if the buyer wanted sea view.

FH vs 99lh. Some rich only go for FH to pass down to their next gen.

honestly I do find the entire east coast area damn congested, even during the weekend and saturday. Road is overly congested everywhere.

I have no idea because i cannot afford such a unit.

Perhaps due to sea view and FH.

Some may even ask why Singapore?

If you think East Coast is congested , TRY BUKIT TIMAH ....the CONGESTION there is a NIGHTMARE ....reminds me of CTE before the road improvments.

"bt timah" area is very very very big. for example pties around botanic garden does not have to use bt timah/dunearn rd and at the same time will have a MRT within walking distance.
I suppose so is "east coast". certain areas have far superior access than others. (but definitely not this AALTO location).

I notice Aalto has very low ceiling height. For a high-end project commanding such a high premium, think the ceiling height is not justified. Anyone can confirm the height?

Yea. Agree with the low ceiling. The only units worth considering in Aaltos are those with Sea View. Those without, should be traded at steep discounts. Unless unknowing people use the sea view units to benchmark the prices of no-sea view units.
