    According to URA site, this plot has got 738 units, and project is listed as "CONDOMINIUM DEVELOPMENT"

    I think minimum $1800 psf for 1 bedder and many people will still bite. There was a thread to discuss the psf less than 1 year ago, and $1800 psf was thought to be crazy then.

    they will have to factor in the cost of their 2nd GLS site at JLD when pricing this project.

    Considering how hard it is to bid for good site from GLS, I would think that MCL will want to maximize their profit with this one.

    This site is very unique and no developers will sell cheap.

    very good location surrounded by so many malls but $1800 find $1800 range very ex. prefer to wait for the next land they bot next to lakeshore

    since it next to intl school and within 1km from Rulang Pri I think the site next to Canadian Intl school will be of more family concept/

    Location is excellent. I suppose there are no other near competitor for rental. COE will continue to climb as population moves towards 6.9 mil and import of highly paid FT continues. $1800 psf is cheap if you were to look back in 2030 (or even 2020)

    Saw this at ST property
    Bedrooms1Bathrooms1
    Floor Area:480 sqft/45 sqm
    Price (psf):SGD 1,583
    that mean about $760K, then sure sold off within days.

    How about 400sqft at $2000psf = that about $800K,
    The said got early bird discount, they pay ABSD etc, lower to $600K

    Actually developers should sell it high to avoid sold out situation, else market will KPKB and ask for more cooling measures.

    That why property no matter up or down, just hold it long long.
    2023 when we come back visit this page again, maybe we will ask ourself " why never buy in 2013 at S$1800psf, as now 2023 those condo in the west are minimum $2000psf"

    While this condo 1bed will cost today CBD price of $2500psf - $2800psf 10yrs later ( oh ... But sure got people hope it crash till $250psf, keep on dreaming pls)

    JEM is going to open this month, so I expect them to get a free ride of the JLD publicity.

    I reckon many Singaporeans who havent visit JLD for sometime is going to shock by the massive projects going on at JLD.
