    I agree.... One of my friend jaw dropped when he went there recently... He was shocked then when he went to URA to see the plans in 5 years time when many projects are up... He double shocked... He said 2800 hotel rooms earmarked in jurong east.... That's more that MBS or RWS

    Dleedon on 850,000 sqft land and has 1700 units... This project on 124,733 size land and 738 units.... I am looking forward to see how they layout the blocks.... If they can make it feel spacious I will be impressed.... Anyway, don't expect luxurious space right smack in the middle of jurong gateway....

    People will be able to compromise space for super amenities and convenience... It's like staying at the heart of orchard road of the west...

    I think for comfort, if budget can afford, try not to buy projects with many units. For sure there will be long queues for facilities. Then there is a problem as living space is within sight from your neighbours. Can't walk around topless.

    Fast forward many years later... en bloc will be tough because current developer already max out the plot ratio.

    that same goes for any new developments because developers always max out their plot ratio when they develop the site. The only hope for en bloc is if there is plot ratio revision

    SINGAPORE - In a matter of weeks, residents in the west of Singapore will get a swanky new mall.

    Connected to Jurong East MRT station, Jem will open to the public officially on May 29.

    The 818,000 sq ft worth of retail space will host a plethora of retail and food stores - 241 to be exact. Most of them sport names commonly found in the Orchard Road shopping belt.

    The anchor tenants are Robinsons and Swedish fashion brand H&M, which are spread over four and three storeys respectively.

    Both are setting up an outlet in a suburban mall for the first time.

    Lingerie brand Victoria's Secret, Japanese bookshop chain Books Kinokuniya - which is opening a new store in Singapore after 14 years - and beauty and cosmetics shop Sephora are also setting up their first suburban outlet here.

    Japanese lifestyle store Muji and fashion retail stores Mango and Topshop will also be opening their first outlet in the west of Singapore. Making their debut in the area as well are department store Marks & Spencer and Japanese fashion retail store Uniqlo, each boasting two-storey premises.

    As for food, shoppers' appetites will be whetted by gourmet offerings from Marché Bar & Bistro, Imperial Treasure Seafood Restaurant, Sushi Tei, Din Tai Fung and popular South Korean bakery Paris Baguette.

    Cathay Cineplexes will be running 10 screens in the mall, while the FairPrice Xtra supermarket will cater to shoppers' grocery needs.

    Jem is set to be the third-largest suburban mall here, after Jurong Point and nex mall in Serangoon Central.

    According to the development director of Jem, Mr Chris Brown, the mall is 100 per cent leased.

    Referring to the mall's positioning as the "Orchard Road" of Singapore's suburbs, he said: "We aim to offer a unique shopping experience comparable to shopping in the city. (To achieve that) Jem's retailer mix (has to) consist of brands usually found in the city."

    To further bolster a "downtown shopping experience", Jem Street, a two-storey lifestyle zone in the mall, will offer streetside shopping, similar to that of Discovery Walk at 313@somerset, and al fresco dining, he said.

    as more and more companies moving west, I think the prospect of rental for west looks very promising.

    I think Ivory Heights rental is going to chiong big time as more foreigners take up local employment package.

    With the opening of Ng Teng Fong Hos 2014, expect rental demand to boom. Consider that more nurse will be employed.

    Demand for affordable housing in Jurong area will be very high. HDB owners will sure to gain alot and this will sort of encourage them to upgrade to mass market condo and life off their rental from their HDB flats.

    Sure to happen, but the good thing is that, the congestion will be confined mostly to working hours and on the weekdays.

    The ERPs are not related to JLD. Mostly for east bound traffic and also the ease congestion on clementi road.

    SINGAPORE - Motorists will have to pay to use the busy Ayer-Rajah Expressway (AYE) near Clementi from the middle of next year.
    Three Electronic Road Pricing (ERP) gantries will be set up to help improve the flow of eastbound traffic towards the city during the morning and evening peak hours. One gantry will go up on the AYE before the Clementi Avenue 6 exit, while the other two will be built at the slip roads to AYE at Clementi avenues 2 and 6.
    These will impose ERP charges on motorists who enter the AYE towards the city.
    In the opposite direction towards Tuas, a gantry will go up before the Clementi Road exit. This will operate in the evening. The operating hours and rates for these gantries will be announced later.

    But you said there is a possibility of global recession in 2014/15. 2014 is just around the corner. What's going to happen to all these companies and rentals if your prediction is correct?
