    the lap pool look kind of dangerous leh. Especially when you have 30+ floor of residents right above it.

    do you have the 1 bedder layout? So I presume those lake facing units are mostly 3 bedders and above?

    Drawback is the air pollution from the bus station, with buses going in and out all day long, and the poor air quality due to factories in Jurong. Also the noise from MRT tracks and main road, bus station, will mean that residents have to close windows all time.

    Is it going to deter tenants and residents from wanting to live in there?

    MCL is smart to make this video. this should give people living outside the west a better idea of what is going on around JLD. What is missing in that video though is the theme park.

    Certain stacks are facing the hospital - you would expect future buyers to ask for a discount if your unit is facing the hospital...

    Its going to be the largest commercial hub outside CBD for sure. What is missing now is a theme park, which I am pretty sure it will happen

    you dont compare PSF when it comes to this type of compact size property. You should study the unit quantum as well as future rental income.

    0In RV, there are 1000s of PC in the market competing for rental, whereas in JLD, J Gateway will be the only truly up market condo that is located right in the heart of the commercial center.

    Anybody who work, live, shop or grief there are going to be talking about this condo and for sure this will become the most iconic and talk about development in the west for many years to come.

    MCL not known for iconic work and this project packed with diminutive units appears to be no exception.

    as for upside, i think it is the surrounding HDBs that will enjoy the most upside, thanks of cos to this project.

    I think the one to benefit the most is Ivory heights...

    No more sizable land for condo in Jurong Gateway, Ivory heights right smack in the middle, and if in the future URA extend the lake to the current science centre it will be right across from the condo...

    Where else to find such a plot of land?

    And its longish.... much like the Bedok Waterfront collection..
    If enbloc developere will cut it into three condo plot and sell like waterfotn collections...

    If J Gatewy sells well I think Ivory Heights can easily go up 100psf to 900 psf...

    What do you think?
