    Fragrance's projects no need to market too much usually priced to sellout fast!

    Was looking at URA's web on rental, D5's rental looks better than Tanah Merah... In terms of monthly rent. Wonder if $600+k for this MM will still be good buy. Probably lack of MM in this area to date.

    These floor-plans are from their recent project 8 Bassein. Not sure if the actual units will look like that.

    from squarefoot:
    Est. Breakeven ($psf)1,113.3 Est.
    So expected psf at least $14xx

    only the 1 bedders are considered MMs. the rest are just compact sized units

    I look at 3 bedroom, 872 sf
    3 balconies, with staircase...
    this is really, not possible to cook

    That is the price for the track facing units
    For better facing, should be around $1500-$1600, depends on the quality, It shall be of budget hotel standard.

    They are playing on the small units and smaller quantum with the same psf as eCO to sell

    Yep, these days it's a Quantum game. i'm sure they won't have trouble selling out their units. May even be faster than Eco!

    eventually, it depends on what you are looking for.
    The unit at eCO is 1150+sf I think, cannot recall. Without HS and only one balcony, with yard and utility room.
    This is a reasonable size for a proper family.
    With 750-800sf for a 3 bedrooms and 3 balcony, with HS, it is too small.

    In mid 2000, the 3 bedroom is 1500 sf. Now is only 750. I sigh....

    No choice people with no budget and yet want to live in a "condo" will stick to smaller quantums and therefore smaller sized units.

    It is good for investors too since smaller quantum = higher rental yield. I don't think tenants will pay a lot more for a bigger space. a 1 bedder is always a 1 bedder.
