    so those who bought 3xx MM..will it be more diffcult to sell in future since now all the new launch slightly bigger?

    let me give you a scenario.
    350sqft at S$2500 psf = $875k
    450 sqft at S$2400 psf = $1080k

    Both are 1 bedroom. Hence rental is about $3000.
    350sqft, gross yield = 4.11%
    450 sqft, gross yield = 3.33%

    For 450 sqft to match 4.11%, the rent has to be $3700. So the question is will tenant pay $700 for the addition 100 sqft (most likely a balcony or huge aircon ledge). those 3xx sqft are usually very well optimised in terms of the built-in floor area.

    So back to your question. Hope you have figured out the answer.
