    these 2 project..which one better buy?

    None. Both MM, how to own stay? I wouldn't be comfortable staying in a 377 sq ft unit.

    Capital gain limited. The Cotz average rented out 2.2k. Some as low as 2k. 2k x 12 / 600k = 4%. Too low for MM IMO. But no MRT and MM, you will be expecting this kind of rental.

    hmm... if you looking for 2 bedroom or bigger, can look at Cristallo ah... still got developer units left.. and psf still around $1300ish.. more potential for cap gain? Own stay also decent and same location also

    Both are Fragrance projects. I once owned a property developed by them. Quality acceptable.

    Won't buy either. So many developments lauching now and in future, who wants to stay/rent MM? Very very competitive these days. Plus both are not near MRT. Look elsewhere.

    Go for those along Lorong G or H. Near mrt near amenities.

    Ya, I agree.

    MM without MRT, people will only pay 60% - 70% of a studio nearby with MRT.

    So if a normal sized studio (> 500 sq ft) with MRT is renting out at 3.5k, your 300 sq ft without MRT will be like 2.1k to 2.4k.

    With kembangan suites mm at 2.8k, 2.2 to 2.3k for tk not so near mrt is about right.

    Well at least u dont get the mrt noise. ...

    Agree, for MM units, those near to MRT/main roads with good bus transport and other amenities would be preferred.

    In TK, I think Lor G or Lor N properties will be more idea, as these are near to amenities.

    I have a question too, if comparing 2 developments - one consisting of all similar MM units, and the other a mixture of 1-4 bdrm units (1bdrm units make up 10% of total units).

    Which type of developments will be preferred? One thing for sure, the facilities in the latter development (consisting 1-4bdrm) are better and land size is larger. Assumption - both developments are in the same district, eg TK or JooChiat.

    Appreciate your views.
