    With many other new launches reducing the price (inflora, sky vue, etc), we will see how the neighbouring site sell.

    this is true and if you are an upgrader needing to sell your current stay at about the time when this TOP, may not be the right timing.

    U have a valid point. Perhaps UOL will sell the lower floor and weaker facing units first at more affordable level like Capitaland in Sky Vue

    They will probably launch at $1000psf ++....but shrink the size of the layout to keep the quantum lower than CDL's H2O. 3 bedders if lucky will be 1076sqft.....and if UOL is very mean, they will squeeze them into 893sqft layout.

    I am actually very disappointed with Sky Vue at Bishan and Alex Residences at Redhill. Their 2 bedders and 3 bedders size are damn small. But sadly, this is the type of game developers are playing these days albeit shouting that they have cut prices.

    right, totally disgusted with the way the sizeis shrunk for newer projects.

    for sky vue and alex, i understand their psf is lower than earliest neighbors projects.

    Hopefully not. Those 2 are nearer to the city so the smaller 'city' sizes. H2O's 3 bedders still of a decent size and UOL probably wouldn't reduce the sizes so drastically in this location.

    H2O 3 bedders are mainly size of 1130sqft (some stack with 1076sqft) while most of the newer launch can have 1033sqft for 3 bedders with a service yard, storeroom, and a balcony. As long as developers do not cut corner or give unnecessary big balcony or AC ledge, a 1033/44 sqft 3 bedder is good size.

    Look at waterwood B1 layout, good size materroom, good size common room, not too big balcony and living/dinning size good too. This is the right layout that I would look for.

    If the 2 new plot launch at 1050psf or below, I think it would sell, otherwise, I think it will be holding a while for units to move.
