This 2 plots of land are located in between Hougang & Buangkok mrt, but I suppose a min 20mins walk is expected to the nearest stn.

walk to quartz is abt 3mins (proven)
from quartz to temple abt 4 mins (proven)
u still hv to bypass punggol park, roughly nid at least 10mins from my map analysis. so total 17mins the fastest.
I doubt it will be any faster to swim across the pond

In order to secure the 2 plots of land together, so that the building cost could bring down due to economic of scale. Developers will joint hands n bit higher price.

Thus, I guess S$618psf.
