    FEO sold bishan 8 at 1100psf in 1997
    Now still 1400psf only.. cheap cheap??

    But earlier SH buyer at 1700psf must be banging walls

    i see price for unit 27-04 is 847k. this is 1750psf.
    wah, higher than J-Gateway. Bishan really superior location.

    yah agree. 1300 ~ 1400 psf only for the bigger units of lower floors and/or cmi facing ..

    Capland made a mistake by having such a renowned architect design in that place. Will be even more difficult to sell SH now unless gives more discount. Bishan is ready for large unit by high profile designer.

    The "designer" blocks are not so great looking so far. They are very near the road. I think the location does not do it justice. No matter how you dress it up as designer condo, it is still at the end of the day in the middle of a HDB heartland. So you might as well give it a simpler design and reasonable price. The formula for SV is more appropriate for moving the units at this location.

    if looking at 10 year property investment (renting out), the rental income and asset appreciation would offset the stamp duties in the long run and i am sure there certainly would be money to be made, even if less the stamp duties paid, the profit shouldn't be too bad.

    From the looks of it 50% should be quite achievable. Question is will it be 100% sold in 2wks?

    Yes , cheap, in everywhere. Compared with this, Thomson 3 can call itself luxury. This one, even sanitary fittings are no name china mades. I mean, really, $80 a piece, how much can u save in cost ? But this is exactly what ppl want today, low quantum is all that matters.

    Dun worry about j8. It will be upgraded.

    I think owners will get a shock when they step in. There is so little space. Must really live in minimalist lifestyle. I think many buyers may be upgraders in the area.

    Imagine if you live in a roomy HDB 5 room flat, then you shift into the 3 bedder which is only 1141 sq ft......

    Owners at Bishan 8 should be less happy. More competition from rental two years later. RGS will be moving there.
