    It is a matter of time for adjustment. IMost importantly, Singapore must continue to prove to the world that we are the best in living and working, the doors for foreigners will continue to open, the property values will continue to increase. We cannot depend on S'poreans to buy your properties because they are also waiting someone to buy theirs or rent theirs.

    TDSR is to protect the government interest so to prevent more S'poreans asking for help when the market crashes.

    There are reasons why the population needs to increase to 6.9m eventually.

    -Majority of the government profits come from property and transport domains. The cost of living will only continue to rise in these areas.
    -land cost will continue to rise, same as material and labour costs. Unless developers profit margain to shrink, there is no way for housing property prices to go downtrend unless the demand and supply chain goes wrong.
    -income ceiling has shifted to mid-income levels for majorities; more EC and PC will be built in order to subsidies the lower income on BTO flats which becomes minorities soon;

    There's still a handsome profit margin for the developers on most of their new launches, if not all. When the market is down, they have to move the units with discounts or lower the asking price when launch to keep their cash flow healthy. Property is a cyclical market thus it is bounded to have ups and downs. To say price will always go north is for sure invalid. During booming time, business earns money. During looming time, most business earns less or loses money.

    I got this feeling that the better the response the more the developers won't sell this cheap.

    Not quite possible actually, it should start somewhere from $490k, with an average price of around $520k thereabouts.

    Here's the info at a glance that I have... it says starts from $486k, and we will know for sure only on launch day 25 Oct!

    Make sure they dun become greedy and raise the prices during launch, or else it will end up like trilinq - overwhelming response for cheque collection, but actual sales was a flop.

    i do think developer will put a high price away from the indicative, being a reputable developer, low land cost and in the midst of TDSR. Expect this to have a real good take up rate

    Saw yesterday ST nearby condo ballato park 3bedder rental asking for only 2.8k. How much rental for 1 bedder can fetch here? Don't seem attractive investment location.

    last year 532k can get a 646sqft 2bc @ po, now 520k (486k+extra 7% absd) = 463sqft 1br (smallest in flora area), cannot compete with nearby projects at all

    Yah loh, competition is very high in this area. These are the rental contracts for The Gale large 689sqft 1 bedder. Maybe these 463sqft MM can only get 2k?

    Maintenance fee of 277 for one bedder seems rather high, is this the norm?

    that's good rental rates! note that all the gale 1-bedders are non-pool facing and come with bay windows. actually this location is good for rental: airport and services, changi biz park, tampines regional centre, 4th university, japanese school and three major industrial parks (loyang, upper changi north and pasir ris) are all within 15 mins by bus.

    don't play play. if most prisons are like this one: http://izismile.com/2009/03/16/i5_st...n_34_pics.html condo rentals anywhere will take a sharp fall.
