    Default Buying Attitude Index - Q4 2013

    Why this index?
    In Singapore, there is no official index to show Buyers' Attitude for residential properties. This forum is the best place to fill in this gap.

    How does it work?
    Everyone is entitled for one vote, the index is calculated by
    the percentage of bulls - percentage of bears
    (Please vote even if you are neutral because it will change the overall percentage scores).

    Historical Numbers:

    Quarter, Votes, Index
    Q4 2012, 65, 12
    Q1 2013, 35, 6
    Q2 2013, 56, 0
    Q3, 2013, 59, -34
    (The max of the index is 100, the minimum of the index is -100)

    So we are one of the first groups to spot the down trend almost a year ago. Now the interesting thing is to see how long the index will remain negative and whether we will be the first group to spot the up trend.

    Q3 2013 survey was the first time the index turned into a firm negative.
    Let's see what will be the Q4, 2013 result.

    Index = 13 - 75 = -62

    so we are in deeper negative zone compared with last quarter.

    Not really true cos due to ABSD and TDRS, unless first time buyer, moreover, price didn't drop at all, buy for what, in fact, if you add on ABSD, not really worth buying now, may as well rent and wait...

    I agree it is a bad time for investment.
    For own stay, any time is good as long as you have the means.

    The only good investment now is to buy BTO flat and ECs but not PC, if you are still eligible.

    It is difficult to predict whether ABSD and TDSR will be removed. I think they will remain there in case the government decides to increase immigration again (good chance they will). Renting is only good for those waiting for their houses to be ready if they have already sold or foreigners who are not sure when they will terminate their contract. For Singaporeans and PRs, the best option is to buy for own stay.

    In 2013, ECs r worth buying. For PCs have to be very sharp to pick good buys from resale, for new condos, little or no meat on the bone left. For new hdb flats, anytime can buy

    My personal view is ...

    If you have the capacity,

    Now is NOT a good time to buy OCR - prices has escalated too much.
    Now is a good time to check out CCR/RCR FH PCs if you can find one that is selling for just slightly above those record OCRs MMs. Eg, if you can find something less than $2,1xx in River Valley, can consider grabbing.
