    Default Oasis at Tropicana Danga Cove Office Shop

    My banker send me a new launch for Office Shop price between $1m to $1.7m 3 storey at Oasis at Tropicana Danga Cove Office Shop. I think its very cheap but i not very familiar with the location. Any advise whether can buy for investment?

    My friend suggested that instead of buying a new 3 storey shop for $1.3m at a prime location, I should buy 3 old shops in less prime location (2 storey type worth about $350 each).

    He said this way will better get rental yield and wait for price to appreciate. My friend suggested i need to register a Malaysian Company with a Local so that can buy below $500k property there. Any advise or comment are welcome.

    Be careful as the local can easily play you out unless you know him well and sign in black and white your partnership terms and agreements. Even then I think it sounds like a risky idea. My friend bought a commercial shoplot at mt austin costing over a million ringgit on her own but is also keeping her fingers crossed that it can be rented out. I think malaysians like to buy commercial lots over residential lots for rental.

    If you ask for opinion here, then better don't buy. It is better spend a few days hanging around the area to see the human traffic and potential developments coming up.

    For shoplots, rows and rows in the same development can fail badly. Otherwise many are vacant and dilapidated. You can see many of them littered around Johor. Only shoplots bought by owners with strong holding power many years ago when they were dirt cheap can reap positive cashflow now. Now they could be simply too expensive.

    But if the area subsequently flourishes, the owner will reap a lot of money. Shoplots are very high risk investment in my humble opinion.

    Thanks for all the advises. I thinks i have to forget about buying those 2 storey and those below RM$500k shoplots.

    I went in to JB with my fiend to survey and the banker said the malaysian registered company must be at least 3 years to qualified.

    Now no choice have to look for 3 storey shop lot. See a few places, minimum is $1.4m above and location not really good one. Afraid after completion, unable to rent out.
