    no matter how great how nice and how cheap
    the custom traffic jam is the biggest killer
    nowadays ... regardless of weekend or weekday
    custom traffic jam is everyday
    long weekend and festive season jam is at least 2 hours

    Holidaying n actual living are 2 diff thing. Unless no need to come back sgp. N make a trip to sgp once a week. Then ok. If not jb is very troublesome. Also question of safety.

    yeah ... dont think live in jb and come to spore work daily
    also dont think can let out and make high returns
    properties is oversupply and rental yield is pathetic
    now the last part is flipping property to make capital gain
    now that there are so many projects ... again overflooded

    I agree that the current problem is the traffic jam at the customs, which interesting have not been upgraded for many years even though the vehicle population at both sides of the customs have increase by many times. If this is resolved, the prices at Iskandar might rise by another 20-30% easily.

    don't forget there is also "unlimited supply" of land
    the iskandar projects that we see now is just tip of the iceberg of the full iskandar potential
    how much more can the market consume? isn't recent news china developer just bought some land for billions of dollars
    more projects will be released

    Incoming supply from 2016 onward does seem quite big. But there is no hurry for the developers to launch and they can landbank as long as they want if conditions are not favorable.

    In Singapore, land is so limited that we have just witnessed how MCE screwed up the original AYE-ECP badly. I think the developers are just playing a waiting game.

    My take is: there is oversupply of condo, but probably not for freehold landed. E.g, just look at the low occupancy rate for the recently TOP Bukit Indah condo, vs the high occupancy rate for Bukit Indah landed.

    There will still be "limited supply" of freehold landed with gd amenities near 1st & 2nd link. Which is similar to other cities ard the world eg K.L. and Sydney city prices (Mont Kiara, Bangsar, Paddington etc) vs suburb prices. It still boils down to location.

    Badly speculated areas for condos are in Nusajaya and Danga Bay. Surprisingly, the condos in older Tamans are well-taken up by locals (but ignored by foreigners) for own stay.
