    Default Which EC in Punggol to buy?

    Hi guys, any suggestions? Ecopolitan,Waterwoods or wait for the next 2 upcoming Punggol ECs then decide?

    Depends on your needs....Ecopolitan EC is nearer to Punggol MRT station and future Waterway Point Mall.

    Waterwoods EC is developed by reputable Sing Holdings and UE...nearer to Punggol golf driving range and Punggol Plaza.

    The EC site at Anchorvale Crescent won by Qingjian will be launched this year Q3.

    All 3 EC projects are marketed by SLP.

    I think it is prudent to wait for a few months and see what's available. If you are looking at EC in Punggol, the upcoming one beside Waterway Sunbeam is probably the best located EC in Punggol. It is the only EC that has waterway view and though it is a 3 LRT station away from Punggol Waterway point, there's a high rise commercial development at Oasis LRT station which is one station away and definitely walkable distance.

    Thanks I heard that the 2 upcoming ECs units will be smaller to keep the quantum within the 30% MSR range?

    Hi thanks, It seems that Ecopolitan is much better located,with more condo facilities compared to Waterwoods which is at the far end, and less facilities.

    No idea but you might be right. Anyway, that's why I suggest waiting to see what is being launched. Unless Ecopolitan and Waterwoods are selling out and you really like those units and must buy before it is gone.

    Heard that only about 40% sold for Waterwoods.What about you are you looking for one too?

    I think there's pros and cons for both.

    Ecopolitan is nearer to Punggol Downtown, probably 10 minute walk but it can be noisy if you have a unit facing the TPE. The co-space feature offers you flexibility in configuring the space to your needs.

    Waterwoods might be the only EC that has private lift for some of the units. It has lesser units so you won't get a feeling of being "crowded".

    The future ECs will be smaller for sure. Developers are unlikely to build high quantum units to kill themselves. With the current EC cooling measures, max loan a EC buyer can take is $800K+. It will be much less if the buyer is older than 35 and got other existing loan.

    Yup thought so too, hopefully by 2nd half of this year, the new ECs will be launched, seems like Waterwoods sales are moving very slow, went to the showroom left many bigger units, and there many 'afternoon sun' units unsold.

    $7xx psf.

    Fernvale Close area now in media focus with impending launch of Riverbank and Rivertrees. Seletar Mall will be up by end of this year.

    That area is actually not too bad ! With Seletar mall and a LRT station nearby. Out of the 4 condos there, I like RiverTree the most as it has the longest frontage of the Punggol reservoir and the concept is similar to a resort.

    The potential downside to that area is the new semi expressway that is going to cut through the reservoir

    Yes but PC is about 25% more expensive than EC. Looking at 3 bedder with utilty room.

    Both RiverBanks and RiverTrees residences will be launch soon so just keep a open mind and go and take a look. In certain scenario, I think you might be able to get more financing for a PC compared to a EC.

    Riverbank pricing is closer to EC than most PC. Indicative pricing from an email I received :

    The 3BR (947 sqft) is $880,000 or $929 psf.
    The 3BR dual key (1044 sq ft) is $980,000 or $939 psf.

    I am not sure about your expection of "around EC prices" but PC will command a premium over EC as the land cost is higher and there's no restrictions.
