    Default What if they remove ABSD...

    Then those fella recently bought pay ABSD how
    In the final analysis.....its NOT whether you have a diploma,degree,masters OR PHD....its whether you have a HDB/PC/EC or LANDED...

    A better question wold be how many will buy if ABSD is removed?
    Believe many waiting at sideline for this o happen.

    ec should not be affected by absd...correct me

    The govt knows absolutely the kiasuism of property hunters in Singapore..
    that's why not easy to expect any removal of cooling measures.
    If got any removal...sure got other conditions that will be implemented.

    I personally feel TDSR is sufficient to control over spending n over leveraging on property, absd is not so much to control whether buyers are capable of servicing the debt but moreso to deter buyers from buying multiple properties n to use property as a tool for speculation n investment.

    ABSD should be raised further (especially for foreign buyers) so that buyers upfront already know what they are in for.

    Concurrently SSD should be tweaked to tax on profit instead of selling price and the duration should be lengthened beyond 4 years. The rates can also be raised. Currently SSD creates a lot of uncertainty for buyers, and it is effective only for 1-2 years when the property TOPs. It could create hardship if buyers are forced to sell due to special circumstances not the fault of buyer e.g. death. If there is a heavy tax on profit, it is a clear signal that speculators will barely profit and they will be kept out of market.

    Good suggestion to tax on profit gained. The fact that ABSD is also aimed at local mutiple ppty investors shows that there are many liquid rich locals who can push up the market. Look round the neighbourhood, the type of cars, the type of restaurants etc. Foreign buyers only make up a small percentage.

    If ABSD is removed today, Bull will charge again. Many cash rich locals still waiting to enter the market. Look at DUO, Alex R, etc just price them slightly lower, the units get snapped up.

    When the Bull is seriously ill from external events, then the shackles around the Bull should be modified or removed.

    The government has to strike a balance between consumers and businesses in property measures. Right now, the businesses are hurting more than the consumers. Cash rich consumers have alternatives to turn to overseas markets for their investments. If the cooling measures were to continue, it will hurt the larger economy as local agents, contractors and developers may have to shed costs to sustain their declining business. So , it is timely for the government to look into some tweaking of the CM to improve the local business conditions. ABSD and SSD should be reviewed.

    Interesting.... but will this push the less than $2M PC price higher toward the $2M mark with the ABSD totalling up to the equivalent of a $2M PC without ABSD?

    Singapore govt should stop Singapore banks from financing people buying properties outside of Singapore! This is really a BIG BIG RISK to Singapore banking institutions when these foreign countries' property market crash (since they are not well regulated unlike Singapore)!!!
