    12 MAY 2014 21 KIM YAM ROAD #09-01 RESALE 1,421 STRATA 1,689 2,400,000 PRIVATE
    27 FEB 2014 23 KIM YAM ROAD #05-09 RESALE 1,399 STRATA 1,351 1,890,000 PRIVATE

    both units are 3 bedders of similar layout. is the view really worth 510k or 27% more?

    My guess is, besides the view, stack 09 is completed surrounded by other units thus offering little privacy. I would imagine the curtains have to be drawn throughout the day and night unless one is an exhibitionist....

    No lah, good property is difficult to find owners willing to sell, so there are always people willing to pay a premium to secure a good property, may not have anything to do with they didn't do leg work or stupid to pay premium etc.

    Two transactions at 2RVG set highest ever record last month: 1830+ psf for two bedders. Great world city mrt announcement having an effect?

    that's a good contribution. this thread is exactly for anyone to share and discuss any transactions they find interesting.

    2RVG, yes, mrt seems to be the reason. size of about 900 sq ft and quantum of 1.638m and 1.7m

    #19-01 926 sq ft, record psf 1836 and record quantum of 1.7m for this project.

    i remember i saw 2RVG many many yrs back, a chio china prc selling .. love the location but the amenities look quite chui and abit run down already.

    The 2 rvg facilities should not prove too much of an issue... with the massive amount of oversupply outside the central area, location will become an increasingly important differentiating factor, and not the facilities.

    Always thought that the great world mrt will significantly boost prices of surrounding properties. This is one stop away from Orchard. Some people say that rich residents who stay in town area don't need mrt, but that's not true for those who buy 2 bedders.

    a little baffling because stack 33 faces the road called leedon heights as well as d'leedon's so called monster structure.

    stack 34 is behind it and faces the inside although a smaller unit stack 16 is facing it directly. at the least won't get the road noise.

    Record transaction at Tiara:

    2014-7 893 sq ft 1.75m 1959psf.

    Quite an amazing record price for such an old building.
    Now all the newer ones around Great World MRT must ask for at least 2500 psf?!

    might because some new condos were sold at much hyped higher-than-reasonable prices in recent years, and yet offer substandard facilities and substandard area of living?

    Yes many older resale condos in CCR occupy the best locations.. especially for freehold.

    perhaps the overall quantum is a factor too. and as mentioned in other threads, the ABSD and TDSR subsequently did those who bought at hyped up prices (noteable in 2007 and 2011) in. the overall sizes (e.g. around 1400 sq ft for 3 bedder) means that the buyers will only come in at around 2000psf (as proven by the vermont's sale of remaining units). that's an adjustment from 23xxpsf or more earlier.

    but at some point, these newer properties will find support while old properties reach their short term maximum potential.

    Buyer realized that new condos come with super crowdedness (>500 units in a single estate), sub-standard facilities (facilities size not sufficient for >500 units, and most don't have tennis court or just 1 for >500 units!), sub-standard area of living (new condo usable PSF is only about 85% of the old ones!), very poor quality of materials and workmenship to cut costs to bare minimum (imagine give you homogeneous tiles, no-brand / cheapskate appliances).............

    some of us subscribe to www.squarefoot.com.sg 12 month subscription costs $15 a month.
