Hmm...I've asked one of sim lian's staff what if there are more than 2 delivery trucks, it will definitely block the main gate (I asked because I'm afraid that my move in date will be of the same as other bleu residents). He said we can use the other gate which is near the generator for moving of things if the main gate is blocked. You just have to ask the guard beforehand

happy new year to you too well, we still have not moved into the estate yet but heard from other bleu residents that one of the ground floor unit (facing pool) always play mahjong till very late and making loud noises. hmm...wonder if the unit facing the bird sanctuary will get affected? i really pity their neighbours, wonder if there is any rule for the residents to control their noise volume and be more considerate/civilised? cheers and have a happy cny.

well... there are only couple of pool facing unit has moved in..easy to find out though.. maybe now is the festive season so more of the mahjong games. if noise is being loud, i think can complain to the guards abt it.
my unit is facing the trees, no prob for me so far, cant hear a thing from the game.
my prob is smelly walkways @ grd floor.. i hoped the dog owners can be more responsible abt it.. hope they could carry a bottle of water to wash off the pee.
one of the grd floor unit has been smelling the stench had made the complain but not sure who is the culprit who didnt clean the dog's pee. Could the stray cats, but the markings looks big! guess no cats pee so much.

Is Bleu a nice place to stay? Are the residents ok? Are the units facing the road noisy? What is a good price for a two-room or 2+1 study? Can drop to how much?

    Mable,
u bought the place yet? or bought already and havent moved in?
Bleu is nice and cozy so far, residents are friendly, kinda small project, so can see each other quite often at the pool or carpark. i think i can rate 8/10.

a very windy place. as for the residents, no comment as I've yet to move in. but if you've got the cash, there's many to choose in district 16,15 as the market is on downside and prices of property are rather attractive

did have a couple of MJ sessions last week but we shut our doors tight cos the AC is on! hmm.. dun tell me it's still not enough to block out the "clacking" sounds of e tiles..

Will take note if it's causing too much of a din here! hmm...

hihi , hmmm....not sure if they are referring to your unit, but guess you're not the only one @ the grd floor that have moved in?

btw, does anyone knows if we can ask the movers to drive into the basement carpark or they have to stop the van at the guardhouse?

    Default good buy

drove past this project and find that bleu is quite a nice and cosy development, and from the past transaction records, it is reasonably priced too (1668 sqft only $777000?! that's only about $465 on avg!) is that a penthouse or groundfloor? the first time buyer must be really lucky to get such a gd price

    Hi kk,

yep, i do agree that bleu is a nice development. normally the developer will sell it cheap cos most buyer doesn't want to waste extra $ on the extra space, unless you utilize it often and usually the pes will not worth much if they sell next time

had view the units facing the woods. total of 3 units selling. you may go to iproperty.com.sg to view the agents contact. Prefer the units facing woods because more tranquil. Either the units facing pool are smaller unit or it is too noisy as it is nearer to the road or BBQ pit. Esp stack 02 or 01.

hmm...good question! So far haven't get bitten by the mosquitoes yet during the viewing but i think as long as woods are concern, there will be mosquitoes exist. Besides, that, I'm pretty concerned about the fengshui for units facing woods as it tends to be more "yin" and will be quite dim even during the day. I'm going to bring my fengshui master along for 2nd viewing tho. It all depends on personal preference

adding on, in case those who are interested in Bleu, i had done a research on the past transacted price for my own knowledge just to share. price had gone up quite abit for the units facing woods. And the lucky owner who got the big unit (1668) with cheap price(777k) is the one facing pool (stack 02).

Go for the highest floor if possible. Mosquitoes pose the biggest nuisance at dusk to night by buzzing in your ears. The most expensive GCB areas also full of mossies, so just turn on the a/c at night. The mossies can't take the cold. Any way Good Luck.

One big unit 2 bedder (1668sqft) going for sale at 1.42 mil? Owner must be dreaming of making quick bucks. I won't even pay more than 900k for that unit because of the useless outdoor space and 0% privacy

yeah. Livable space ard 1066 sqft and Pes equivalent to 602 sqft. Near 90% hike. For outdoor area per sqft maybe just cost only less than $280 per sqft during launched, the next owner who bought it must be a "carrot head"..
