Real or not??
3 months ago, was @ 450k..
the catch: you can't do anything to your property for the 1st 8 years, however still need to pay maintenance and mortgages.
It will be under developer management, for rental..
after 8 years then its back to you, rent or own stay..
So if 450k 3 months ago, now cheaper la..
its confusing, takes time digest.
lodged price 640k, loan 50% only around 320k…
developer either minus (or in a way help you to pump 160k), + you top up 160k for down..
320+160=480k your purchase price.
however 1st 8 years, rental belongs to developer, even if developer can't find tenants not our business..!!!
only the maintenance fee, and mortgage belong to you.. to pay regardless the 1st 8 years..
after 8th years, you are freed from developer..
gotta it..?
wonder how many unsold units..??
to lelong like this
Thanks for the explanation.
Saw this ad :

It says " discount 10% or 2 years rental guarantee 10% per year ".
You can check and confirm again
My agent checked it out on behalf months ago

The ad said 9% discount plus special scheme...perhaps the one which jwong71 mentioned.
So mabbe after that, the nett price is $390K?
http://www.propertyguru.com.sg/listi...es-one-suites-
Jen Loy also advertising about the same price.
So the $390k will be lodged in the caveat and stamp fees paid is based on transacted price? Won't iras come after them for paying lower stamp fees?
When you have eliminate the impossible, whatever remains, however improbable, must be the truth
If I am the developer wont lower the price now since there would no longer be any more new residential properties from lor 4 to 22. In fact, I will raise it back to the original price.
In fact this project, banks can only loan 50%. Checked with agents alrdy.
Tougher to resale in future. Min down payment 350-400k if selling 700-800k
If layout is nicer, I don't mind. However I don't like the tight walkway to the hall
Most Geylang even lorongs, up til lorong 30 onwards not affected much
