    Principal Garden set to launch soon at Prince Charles Crescent Parcel B. This is a new development by UOL with full condo facilities. UOL came in top bidder for this site at Parcel B with $461,100,000 or $8833.40psm, much lower than The Crest which was bidded by Wingtai at Parcel A at $561,298,999 or $10,336.31psm in 2012. Will Principal Garden be a better buy than The Crest?

    Located at Prince Charles Crescent put Principal Garden in a city fringe location with just 10 minutes within shenton way, orchard shopping belt and vivo city. Renowned schools nearby include Gan Eng Seng and Crescent Girls School etc. Nearby MRT is Rehill MRT Station which is about 5 minutes walk away.

    View from Principal Garden should be awesome facing Greenery at Botanic Garden and Bukit Timah Nature Reserve for those Northward facing as those development after Prince Charles crescent and jervois road are at Plot 1.4 or only 5 storey high and consist mainly of GCBs, Landed, low rise apartment and Embassies.

    Southward facing might be enbloc now but the plot in front, along Alexandra Road has a higher plot ratio of 3.5,w hich means it likely can be built higher than Principal Garden.

    Principal Garden is an upcoming private residential development located at Prince Charles Crescent, Prime District 03, Singapore. Nested in a tranquil Jervois precinct which fronts the Good Class Bungalow (GCB) of both Chatsworth and Bishopsgate Estate, and neighbor with various Foreign Embassies, Principal Garden will be another master-piece project by the renowned developer, UOL Venture Investments and Kheng Leong Company.

    Will this project steal more potential buyers from The Crest who are looking at this area? coz bid price is lower than The Crest (S$960.28 psf ppr VS S$820.65 psf ppr, article from stproperty.sg). 4 residential towes with 663 units. Most likely to be launched in October 2015.

    confirm + chop steal buyer from The Crest. The Crest is about 17xx to 18xxpsf average.. Now this Principal Garden land cost 10% cheaper, i think the price likely about 15xx to 16xxpsf. if price 10% lower, confirm pple buy Principal garden 1.

    This weekend also saw good sales result at highline residences (Tiong Bahru). About 20 units was sold just at this weekend when they open its door for the first time in 2015. I think the reason likely its becos of its location that is near to Tiong Bahru MRT station and Tiong Bahru Plaza. Another + is that, got concerige service.. like going st regis.. lol
