    can only see the 15% off list price. how does the 15% ABSD assistance work? another 15% off what price?

    This isn't really a discount. Take #20-3 list price, that is $3926 psf. Highly marked up.

    it says here final effective price of 4.5m+ or 2,500psf+ wor. so it is indeed 15 (jack up and discounted back) +15% absd discount?

    #12-01 3054psf, if another 15% discount 2596psf.

    #11-01 was sold at 3160psf in oct 2012. ie the current discount of 15% is already more than the 12% given to the 2012 buyer and there could be a 15% more discount (johnwen may need to illustrate what r the further conditions to qualify for this 15% more discount).

    #18-02 was sold at 3485psf in may 2013. #19-02 was sold at 3281psf in jun 2015. #16-02 is at 3296psf. in this case, the jun 15 price is already slightly more than the current 15% discount. so it all hinges on the next 15%.

    for 03 stack, #27-03 was sold at 3527psf last year. #30-03 was sold at 3690psf in dec last year. #20-03 currently listed at 3337psf after the first 15% discount. so seems like the current 15% discount is in line with 2015 prices, the kicker is the further 15% absd assistance discount.

    Thanks for the detailed and highly accurate analysis. I was initially hooked by the so called 15% +15% until I checked the caveats. Disappointed by both Twin Peaks and Admore3, waiting patiently for Gramercy.

    i thought the deferred payment at twin peaks is quite attractive? 2,300psf is real right?

    ardmore 3 at 2500psf is also still a new low for this project. wheelock adopted the same tactic when they were clearing orchard view back then and it sort of did work.

    A 1,776 sq ft unit on the 11th floor of Ardmore Three was sold for $5.60 million, which translates to $3,152 psf, according to a caveat lodged on April 15. Based on caveats lodged, this brings the latest tally of units sold to eight out of 84 in the freehold luxury condominium tower by developer Wheelock Properties, at an average transacted price of $3,329 psf.

    However on April 13, the developer started offering buyers a 15% discount and a 15% ABSD rebate under the “ABSD assistance package” to offset the additional buyer’s stamp duty. This means the effective purchase price of units will be from $4.54 million or $2,540 psf. According to marketing agents, the offer only applies to units from the 9th to the 20th floors, and will be for a limited period only.

    Word on the street is that there has been a flurry of sales since this special offer was made a fortnight ago, and it will be evident in the caveats lodged in subsequent weeks.
