HR Realty (MCC Land) won this site at a price of $483 million back in June 2015. A total of 9 developers had participated in this Government Land Sales (GLS) bidding exercise. Based on this price bided, it works out to be $871 per square foot per plot ratio (psf ppr). It translates to a break even price of $1480psf. Hence Queens Peak price should be within the market expecting price average of $1700psf, which many analyst had forecasted.

Queens Peak location is within Queenstown estate, which is Singapore’s first satellite town with rich history and heritage that is closely linked to our nation’s building. Historic buildings such as the Church of the Bless Sacrament and Princess House, the former Anchor Brewery Brewmaster’s House, have been conserved. Further heritage buildings had been conserved lately such as Former Commonwealth Avenue Wet Market, Queenstown Library and block 1, 2 & 6 of Alexandra Hospital.

Queens Peak showflat is located on site at Dundee Road, former Queenstown Driving Test Centre. For potential buyers taking public transport, simply alight at Queenstown MRT station and cross over the road using the link bridge. For those who used private transport, travel along Commonwealth Avenue, make a left turn to Strathmore Avenue, followed by another left turn to Dundee Road.

Counting down to the exclusive opening of Queens Peak showflat.

With the recent uplift in buyers' interest as seen from Forest woods and The Alps residences, this is expected to be another sought after project

Agree. Also don't think should be that high. Even if add about $480 psf for construction + financing + fees + overheads, Queens Peak breakeven should only total about $1350 psf. Which sounds about right, since the developer is selling at about $1550 to $1650 PSF now, based on the Queens Peak price guide.

With so many projects launching up ahead, my money is on Kent Ridge Hill Residences its located near the MRT, good rental ability and has a huge future transformation going for it. Queens Peak is just overpriced in my opinion. Currently the area is just running on popularity and emotional demand. Theres not much real data and statistics going for it. MY money will go elsewhere. haha

If we bother to read up and gain knowledge for ourselves, we can easily sieve out the good properties from the bad. Don't be like those "wannabe investors" and just blindly buy.

Investment takes knowledge, time, effort and experience...thats why only a few of us succeed.

Queens Peak trumps in innovation and layout

    EdgeProp Singapore

    November 26, 2021

SINGAPORE (EDGEPROP) - Queens Peak condominium by Hao Yuan Investment and MCC Land, won awards for innovation and layout at the EdgeProp Excellence Awards (EPEA) 2021.

The 736-unit private condominium located on Dundee Street is “among the rare residential projects — excluding those that are part of mixed-use developments — that have a seamless, above-ground connectivity to an MRT station”, says Lee Nai Jia, deputy director, Institute of Real Estate and Urban Studies, National University of Singapore (NUS), who is also one of the judges at this year’s awards.

“Being directly linked to the concourse of Queenstown MRT Station will appeal to home buyers, not only for its convenience but also because it allows them to avoid the street-level crowd and hence reduce physical interactions with other people,” says an MCC Land spokesman. “This in turn lowers the risk of Covid-19 transmission.”

Queens Peak is a relatively large development with 736 units and therefore requires a diverse range of facilities to cater to residents’ needs. Meanwhile, the site area is only 113,194 sq ft. The developer showed innovation through optimal use of the site — with twin 44-storey towers — that allowed it to accommodate more than 70 different amenities, as well as a retail shop and childcare centre, says Lee of NUS.
