    Default Water leakage into condo from exterior walls (i.e. not ceiling or floor)

    We have significant water leakage in our condo unit on 2 separate external walls cause mold and rott on the interior walls. See photos attached.

    There are clear and visible large cracks on the exterior walls which directly correlates to where the mold and rott is located.

    Q1. Who is responsible for fixing the external wall cracks and internal wall plastering?
    Q2. Should I expect the Mcst to take responsibility for the external wall cracks?
    Q3. Should I expect the Mcst to take responsibility for the internal wall re-plastering?

    you may want to inform the management office of your condo to have the issue resolved

    It will be easier if it is still within the DLP.

    I don't think it's still in the DLP, however TOP was only 2 years to 2.5 years ago. Thoughts DC33_2008?

    Who is the developer?

    For older condos, the DLP is 10 years for water-proofing.
    However, for some developers for their newer condos, DLP could be just 5 years.
    Heard somebody said got 1 year one also? Think may very much depend on the developers (whether they have reputation or not and whether they want to build "quality" projects or not... so far all my properties have 10 years DLP for water-proofing)
    So, it is better you check with the MA.

    Owner will be fully compensated if external wall causes the leak:
    1) external wall repairs;
    2) internal wall repairs;
    3) internal unmovable renovation.

    Developer will need to pay (if within 5 or 10 years warranty- depending on the contract);
    Otherwise MCST will need to pay.

    For private property, whoever causes the leak will pay full (Upper floor or MCST/developer). This is different from HDB (which upper floor and lower floor will split the bill).
