Default "Ghost" residential/commercial with only one tenant....

Anchor tenant occupy few shop units n fully operational.

But its a mini version like half convenience store half supermarket, dun have all the things u would need if u intend to do serious grocery shopping for the family.

Rest all empty units, keys collection exercise still on. I think its just TOP.

Very quiet, nobody except contractors n real estate agents n business owners / potential tenants.

Only one storey, with many units facing the front walkway.

Surrounding is all landed residential. but at least its along a main road can see from outside. opposite facing got row of shophouse with a hipster café.

As usual upstairs is residential units.

These shop units used to sell for $3,000 psf. A friend of mine bought a shop unit at NEWEST at more than that. Now he is probably tearing every day.

Hopefully there can be fewer / no releases of commercial property as strata-titled especially in OCR, cos result is just more "ghost" Malls

read somewhere that hillion mall was 80% leased out. shouldn't be a problem as long as the mall owned by 1 party or REIT, they will find somehow and someway to rent out the space maybe just earned less.

The market should self correct and reach an equilibrium. At least in theory it should.
