CEL Development on Thursday announced that it will be launching a 720-unit residential condominium that's just a minute's walk from Tanah Merah MRT station via a linkway, hoping to draw buyers at an average pricing of S$1,350 per square foot (psf).

The property development arm of listed Chip Eng Seng Corporation said that Grandeur Park Residences, which will sit on 24,394 sq m of land, comprises 96 one-bedroom units, 326 two-bedroom units, 184 three-bedroom units, 67 four-bedroom units and 47 five-bedroom units, spread across six blocks of up to 15 storeys.

Prices for one-bedroom units will start from more than S$500,000, while four and five-bedroom units will start from S$1.4 million.

The 99-leasehold development is one MRT stop away from Changi Business Park and five minutes' drive away from the East Coast Parkway (ECP) and Pan-Island Expressway (PIE).

Amenities and educational institutions located near Grandeur Park include Temasek Junior College, Singapore Expo Convention Centre and Changi Airport.

The condominium is inspired by luxury wellness living and houses a three-generational family gym which includes equipment catering to children, adults and seniors.

An aqua gym and aqua-aerobic pool are located outside the family gym.

Residents can also enjoy the use of a Himalayan Salt Room which CEL Development said will be filled with evaporated minerals carrying anti-bacterial and anti-inflammatory properties.

Meanwhile, the group has also partnered with Amore Fitness to organise fitness classes that Grandeur Club members will have a free one-year access to.

Complimentary guitar and violin lessons for children will be conducted by Mandeville Conservatory of Music within the development, which also houses a childcare centre.

All units in the condominium will be equipped with smart home capabilities, including Yale biometric digital lock sets and a Smart Home Gateway from Fermax that is connected to a pan-and-tilt camera and motion sensor.

Residents can choose to customise their units with add-ons such as remote lighting and air-conditioner control, as well as an energy management system.

Showflats will be opened for public viewing from Feb 18, 2017, and sale of units will start two weeks from then.

SLP International executive director Nicholas Mak expects buyer response in the first week of the condominium's launch to be strong. "There will be a good mix - buyers with families and investors who will be interested in the one- and two-bedroom units," he said.

He noted how Grandeur Park is located in the suburbs and is close to the MRT station and Changi Business Park.

There is also an expected pent-up demand for Grandeur Park since the last project launch in the area was condominium project The Glades in September 2013, Mr Mak added.

Grandeur Park is expected to receive its Temporary Occupation Permit on March 31, 2021.
