What type of compensation should I claim from the tenant (1 yr lease) if he breaks the contract (still have 5 months to go). He said he needs to leave S'pore.

The standard diplomatic clause can be exercised after 6 months by giving one month notice and proof of it

A newbie question. What proof do you normally get? A letter in company's letter head stating the tenant is leaving town?

He only rents for 1 year, so diplomatic clause does not apply. My agent asked me if they can't find another tenant for me, do I want to forfeit his 1 month deposit but I can also claim for the balance months but normally he will not pay.
