    salient points:

    1. HDB upgraders: I believe this point will angle your sale listings below 1.5m and in RCR. Upgraders usually dun find a quantum leap and rather be moving inbound to prime in 2 cycles.

    2. Enbloc monies: much hasn't been paid out. assume half is kept and half leveraged, still have good liquidity. higher interest rates dun really matter to Enblocers as replacement homes necessity. for those investments, watch ABSD if they have multiple. Propose they use half and in trust. if not, consolidate their portfolio. sell another of their property to reduce ABSD then go in for buc. Aim for RCR. You have game in 3 years.


    Me. The land cost increases by 100% from 2010 to 2017, many cannot accept it. For the resale condo, many still not moving due to buyer still in 2010 pricing.

    Well, I believe accepting new price norms has to happen.

    The reason people can't accept the new price is because they can't see future land price movements.

    If you can anchor customers with your knowledge then it's all good.

    Trust me.

    Land prices must and will escalate.

    Reason buyer can't accept is because they have the privilege of time.

    Looking back is easy. forward projection is key.
