    What should I do?

    Keep my 5 room HDB 126sqm

    or

    change to a 1 Bedroom @ The Florence Residences

    with 128 facilities and 12 clubs.

    Keep the hdb even if itís depreciating over the time. As least rental yield good, low cost and low maintenance.
    You depreciation on the hdb, and you got appreciation over the private property

    BTO psf in 1995 = $225,600/1356 sqft = 166.37 psf

    resale psf in 2018 = $700,000/1356 sqft = 516.22 psf

    Keep hdb

    1 bedroom only for own stay. Poor rental and minimum profits

    Treasures at Tampines will be a lower risk option as the pricing will be very competitive.
